Yulee's Summer 2026 Has Two Centers Now: A Resident's Field Notes

For a decade, the shorthand for Yulee was simple. You lived off SR-200, you shopped at the Walmart Supercenter or the Publix at Amelia Concourse, and everything east of I-95 was the errand strip. Wildlight was the new subdivision people mentioned when they wanted to signal they had moved recently.

That reading no longer fits the map. Summer 2026 is the season Yulee stopped having a single center of gravity. SR-200 is thickening as a retail spine at the same time Wildlight is quietly turning into an employment address, and the two things are happening on the same three-mile stretch. If your daily loop still assumes one hub, this is the summer to redraw it.

The Chick-fil-A Move Is a Tell

The clearest signal is the one everyone in a school pickup line already noticed. The Yulee Chick-fil-A built in 2004 closed its 464004 SR-200 location on July 8, 2026, and is reopening about a mile down the road at 463195 SR-200 inside the Villages of Amelia shopping center. The replacement is a 5,201-square-foot building with a dual drive-thru, 59 parking spaces, and 94 indoor seats.

Read that as more than a bigger box. The old store sat next to Walmart, which for twenty-two years was the anchor. The new store sits inside a shopping center a mile further along the corridor, closer to the Amelia Station cluster. When a tenant with that much traffic data picks its next twenty-two years of ground, it is telling you which end of SR-200 is going to carry the volume. The center of the strip is moving east.

Wildworks Ave Is Now a Street You Say Out Loud

A year ago, "Wildworks Ave" would not have meant anything to most residents. This summer it is where two of the season's most-anticipated openings land.

  • Southern Roost, 87 Wildworks Ave. The Georgia-based fast casual brand is opening its fourth store and its first in Florida at 87 Wildworks Ave in Yulee. It is a counter-service setup with double drive-thru lanes and a turf-front outdoor area with cornhole and a fire pit, seating about 140 guests across indoor and outdoor. The target opening is early summer, likely June 2026.
  • Wildlight Commerce Park, 100 Wildworks Ave. Pattillo Industrial Real Estate opened its first speculative building at Wildlight Commerce Park on March 26, 2026. The building is 67,656 square feet, about 1.5 miles east of I-95 off Florida 200. A second building of 149,104 square feet, part of the same first phase, was under construction and expected to finish in July.

Those two openings, on the same short street, capture the whole shift. One is a family restaurant with a fire pit. The other is a warehouse footprint measured in acres. That combination on a single new road is how Yulee stopped being a bedroom market for Fernandina and Jacksonville and started generating its own daytime traffic.

The Lofton Square Corner Is Filling In

Further west along the corridor, the Amelia Station cluster is adding a piece that has been missing. A commercial project is proposed at 95950 Lofton Square Court, about six miles east of I-95 off Florida 200, near AMC Yulee 10, Home Depot, Publix and Target. The plan is 27,137 square feet across two buildings with 85 parking spaces, containing a liquor store, a restaurant with outdoor seating, and a cigar bar.

For a household that has watched the AMC Yulee 10 anchor a lot with no evening walk-to options, that is a meaningful change. It also fits the same pattern. Every one of the summer's confirmed additions has outdoor seating, drive-thru capacity, or both. The tenants signing leases in Yulee this year are betting residents want longer weekday hours and shorter drives, not another destination scene.

The Employment Side No One Talks About

The Wildlight Commerce Park opening is worth another beat, because it changes the assumption that Wildlight is only residential. At full build-out the park is planned for 12 buildings totaling about 1.6 million square feet, while the surrounding Wildlight master plan advances its Garden District residential phase. That is a Nassau County industrial footprint that did not exist two years ago, on land that was still timber inventory a decade back.

The relevance for a current resident is boring and important. It means the commute from a Yulee address is not fixed in one direction. It means the Publix Village Center, UF Health Wildlight, the YMCA, and Wildlight Elementary that anchor the Town District are now sitting next to a growing daytime workforce. The master plan is a walkable Lowcountry town with a Village Center anchored by Publix, UF Health Wildlight, a YMCA, and restaurants, plus an A-rated Wildlight Elementary already on the ground, surrounded by roughly 2,000 acres of preserved wetlands and uplands laced with trails. Add a commerce park to that, and the master plan behaves less like a subdivision and more like a small town.

What Is Actually Landing Next

Rather than a running list, here is the summer-and-after calendar as one grid.

A couple of those deserve a note. Bellflower at Wildlight is a new Toll Brothers single-family community in the Garden District, announced in April 2026, with site work underway at Pages Dairy Road and Bluebell Way and sales anticipated to open in fall 2026. The community is planned with three collections of one- and two-story homes from about 2,400 to more than 4,000 square feet, priced from the low $500,000s. That price band matters as a local reference point, because it sets a ceiling that did not previously exist inside Wildlight's builder mix.

On the school side, a Jacksonville-based charter school is moving its Nassau County expansion forward, with a campus at Riverbluff Parkway and Pages Dairy Road in the Garden District, targeting enrollment beginning fall 2026 and campus opening planned for fall 2027. For a household already living in Wildlight, that is a change to daily logistics well before it is a change to a real estate decision.

The Garden District itself is getting larger than most residents realize. Rayonier has announced the next phase of its 24,000-acre Wildlight development, including the Garden District with about 4,000 new homes. On top of that, JEA utility records filed on Feb. 13, 2026 show a new set of lots and include a preliminary street map for another subdivision phase adding more than 200 single-family lots.

What This Actually Does to a Resident Summer

If your weekly rotation was built around SR-200 west of the Walmart, this summer is when the drive rewrites itself. The east end of SR-200 gains a bigger Chick-fil-A, an evening cluster forming at Lofton Square, and continued fill-in at Villages of Amelia. Wildworks Ave, which did not previously factor into anyone's errands, becomes the reason you turn off the highway for a chicken sandwich or a work meeting inside a warehouse office.

For families with kids in the SR-200 corridor, the practical shift is that afternoons no longer default to one direction. A pickup at Wildlight Elementary can lead east toward Amelia Island for the evening or west toward the new SR-200 anchors without doubling back. For anyone whose household added a work-from-anywhere setup during the last five years, the commerce park changes the calculus of taking a local role instead of a remote one.

The last piece to keep in view is inventory. The Wildlight submarket read as a strong buyer's market as of late June 2026, with about 23.3 months of supply, a median asking price of $374,750, and homes going under contract in about 141 days. That is not a distress signal. It is what a market looks like when a master plan releases new phases faster than resales turn over. If you already own here, it means your neighbors' listings are competing with builder inventory across the fence, not with each other. The number is worth knowing because it explains why a resale down the block has been sitting while a model home two streets over sold in a week.

The short version: Yulee in summer 2026 has two working centers, one at each end of SR-200, connected by a commerce park most residents have not driven through yet. The town is no longer organized around a single anchor. Update your loop accordingly.
